Broadland Residence
The Broadland Residence is a three-level single-family residence comprised of 9,000 square feet of conditioned space, located in suburban Atlanta. The program includes extensive living and entertainment spaces, five bedrooms, a pool house, fitness center as well as a series of exterior terraces and pool.
The site is dominated by a steeply sloped and heavily wooded perimeter that wraps a relatively level plateau, which was the location of an existing house, patio and pool. Given a desire to preserve the trees and natural character of the property, the new home has been situated on the previously developed areas of the site and maintains portions of the existing patio, pool and pool house. The existing patio is expanded to become a series of terraced outdoor spaces that pass through the entertainment and living zone within the house and culminate in a garden that establishes a connection to an existing tennis court. The living spaces have soaring ceilings to articulate their connection to the exterior environment. This movement through the site is a critical organizational feature and reinforces the powerful relationship between interior and exterior spaces.
DEMOLITION + STEEL
An existing home was demolished on the site. Concrete slabs and CMU walls were salvaged and used in the new design. This is an existing basement that will integrate with the main level via a stair that traverses three levels.
Portions of the existing slab are cut to allow for columns to span from concrete footings in the basement up to the second floor.
Additional steel columns and beams are installed in the wing of the home where the bedrooms will be located.
Steel beams are erected for the primary bedroom suite.
Steel beams are erected at the entertainment and living room area of the home.
Concrete foundation walls have been poured. These walls are the first step in defining a clearer entry for the home.
FRAMING + SHEATHING
Framing and sheathing of the primary bedroom suite.

Roof sheathing is installed as interior walls are further framed. This view looks towards the main entrance to the home.
Additional framing continues on the second level. Roof drain plumbing lines can be seen in the high ceiling.
WATERPROOFING + WINDOWS
Waterproofing is applied to the sheathing. Some window frames have been installed. Additional windows are staged in the foreground ready for install.
Window frames are installed in the living room. Ductwork has also been installed within the ceiling framing.
Window installation continues at the main entry.
Glass has now been installed in a few locations on the front elevation of the home.
Clerestory window frames have been installed as well as a large 3-panel slider out to the courtyard and pool. Electrical wiring is being installed throughout the home. Additional ductwork can be seen hidden in the far soffit above the main entrance.
Ductwork and plumbing lines have been installed. Glass is staged and ready to install in the entertainment / living space window frames. A 3-sided peninsula fireplace is installed.
